The annual ASAP Conference took place on Thursday 27 November 2025, at Convene by Liverpool Street Station in London. With around two hundred attendees from across the serviced accommodation sector, the event brought together operators, suppliers, agencies and industry leaders for a full day of insight, collaboration and forward thinking.
Arriving just one day after the government announced its highly anticipated Budget, the conference had no shortage of discussion points. The sector-wide focus on regulation, future policy and the evolving landscape of serviced accommodation created an energetic foundation for the day.
A welcoming venue and a packed agenda
Convene provided the perfect setting, offering a warm welcome, a spacious main arena and excellent hospitality. Delegates enjoyed breakfast, lunch and dedicated networking breaks, along with the opportunity to explore the Exhibition Hall. The day concluded with a sponsored drinks reception which carried the collaborative spirit into the evening.
This year’s agenda was one of the strongest yet, featuring a balanced mix of keynote talks, panel discussions and breakout sessions. Key topics included ‘State of the Nation’, ‘Smart Stays: AI’s Role in the Future of Serviced Accommodation’ and the highly anticipated ‘Regulation Rundown’, which included the launch of ‘ASAP’s White Paper’ – a sector-wide briefing on policy, regulation, and the lobbying work shaping our future.
Other sessions explored leadership, team development, best practices and agent insights. The closing keynote, delivered by renowned futurist Richard Watson, encouraged attendees to think boldly about the next hundred years and how our actions today shape tomorrow.

A positive outlook for 2026

The atmosphere throughout the day was filled with optimism. With rich discussions on regulation, technological innovation and the future of serviced accommodation, the 2025 ASAP Conference demonstrated a sector that is energised and ready for continued growth.
As Richard Watson, the Futurist speaker, reminded attendees, the future is created by the actions we take now. The 2025 conference highlighted that the serviced accommodation industry is aligned, ambitious and stronger together.
