It is no secret that Bracknell has undergone some major changes and improvements throughout recent years.

In this blog, House of Fisher is reflecting on the transformation of Bracknell town and its multi million regeneration journey into becoming an upscale and more exciting destination for the people of Bracknell and the wider Thames Valley area.

The Bracknell Regeneration Project

The Bracknell regeneration project consists of 3 Phases, 2 of which were completed between the years of 2011 and 2017. In Phase 1, a new Waitrose supermarket was built and opened its doors on Bond Way, costing 6 million pounds. Phase 2 of the project consisted of building the iconic Leixon shopping centre.

Phase 3 is currently in progress and is the next phase of The Lexicon, with £4.5 million being spent to develop 19,000 sq ft of retail/restaurants in a new section to be called ‘The Deck’. The development, on the site of the now old vacant ‘Bentalls’ store, will connect The Lexicon with Princess Square and offer up to 11 new units.

The Deck development is being created to complement the current regeneration and will include a range of new leisure and hospitality units, covered public spaces and refurbishment of connecting retail units.

Phase 3 also has exciting plans with joint venture partners to help develop council-owned sites at Market Street, Cooper’s Hill, and Jubilee Gardens for a total of up to 500 apartments.

This segment of the large-scale regeneration project is significantly changing the Bracknell landscape. Bracknell is currently home to a population of approximately 120,000 residents and this is predicted to increase by 15% to 141,000 by 2039, which is one of the quickest rises in the UK.

The Lexicon

A major part of the Bracknell regeneration project has been the multiple award-winning Lexicon development, which opened in September 2017. This impressive development, which cost £240 million, is a gamechanger for Bracknell, offering:

  • 70 new retail and food and beverage outlets, including two 80,000 sq ft stores, a 12-screen, 4DX screen cinema, and many family-friendly restaurants
  • 3,800 car spaces are provided in both new and upgraded car parks
  • Eight core buildings with 6 places utilising squares for events and activities
  • £6.5 million extra investment has been made in the highway infrastructure by Bracknell Forest Council
